How best to Let my Property ?

In essence, we have 4 options for you as a Landlord to let your property to consider


Introduction Let only

Designed to reflect a local more experienced Landlord, who does not want to be responsible for finding a suitable Tenant and the associated Lettings documentation, but does want to have a proactive interest in the subsequent Management, full Maintenance and rent collection of their property. This package therefore consists of:

  • Pre Tenancy Inspection, including advice on rental values, condition and other relevant issues
  • Marketing, including accompanied viewings
  • Tenant selection, including comprehensive referencing
  • Completing the Tenancy including implementing the Tenancy Agreement and the drawing up and signing of the Schedule of Dilapidations and Inventory
  • Receiving and holding Tenant Deposits in accordance with the new Tenant Deposit Scheme

Introduction Let but with Rent Collection

Again designed to reflect a local more experienced Landlord, who does not want to be responsible for finding a suitable Tenant and the associated Lettings documentation and who remains keen on having a proactive interest in the subsequent Management and full Maintenance aspect of the property BUT does not want the responsibility of ensuring that the rent gets paid in a timely fashion (and having to deal with the consequences of the rent not being paid). This package therefore consists of:

  • Pre Tenancy Inspection, including advice on rental values, condition and other relevant issues
  • Marketing, including accompanied viewings
  • Tenant selection, including comprehensive referencing
  • Completing the Tenancy including implementing the Tenancy Agreement and the drawing up and signing of the Schedule of Dilapidations and Inventory
  • Receiving and holding Tenant Deposits in accordance with the new Tenant Deposit Scheme
  • Receiving and subsequently remitting calendar monthly rents on behalf of the Landlord
  • Pursuing rental arrears and implementing possession proceedings, if underwritten with Rental Insurance

Full Management

Designed to reflect the needs and requirements of absent, first time or even hands off Landlords. This package therefore consists of:

  • All of the above Lettings and Rent Collection Package
  • All maintenance implications, including emergency and routine repairs, up to the agreed house maintenance amount (normally £250.00); generally referred to as ‘Reactive Maintenance’
  • Managing, where instructed, larger maintenance jobs over and above the agreed house maintenance amount including, where appropriate, seeking tenders; again referred to as ‘Reactive Maintenance’ (additional fee depending on the size of the job over and above £500.00), such as boiler replacement and so on
  • Monitoring expenditure, including Monthly Statements and ensuring maintenance job completion to a satisfactory standard
  • Property Inspections

Vacant Care Package

Designed specifically for the absent Landlord who does not want to Let their property or covering those void periods between Lettings, but clearly would like to have the property checked upon on a regular basis.

Proactive Maintenance Package

We are able to deliver a full remedial and refurbishment programme for your property, from basic (or even full) redecoration and carpet, to replacement Kitchens, Bathrooms, and Windows. All work is project managed by us from start to finish and agreed by you in advance.

The cost of this bespoke and very experienced service is always substantially offset by the generous discounts we have managed to accrue, in particular on the cost of the materials such as the Kitchen furniture and Bathroom suite (including the tiles)

Additional Lettings Support Service

We are also able to advise or if required arrange the following additional aspects of the Lettings process:

  • Lettings dedicated Insurance products such as Rent and Legal Insurance as well as Buildings and Contents policies - there is no charge for this advice which is provided in house
  • Energy Performance Certification
  • The range of Health and Safety Certification such as the CP12 Landlords Gas Safety Inspection, Full (or visual) wiring Checks, Portable Appliance Safety Checking and Pre Tenancy Cleaning including professional wet cleaning of the carpets
  • Tax and rental Investment advice - separate charge applies no doubt, as this service is normally delivered by an external Agency, who will discuss respective costs depending on the advice required.
  • Removal and Storage option. We have negotiated preferential rates with "Safestore" (https://www.safestore.co.uk who are a National Company with 90 Depots Nationwide, including Cheltenham. They have the experience and strength in depth to arrange an entire move or just Storage solutions, depending on individual requirements. They can also arrange preferential rates on van hire, if this is all you need.   • Inevitably, none of the above services are rigid and can be tailored to suit an individual’s particular Lettings requirements, which once discussed and agreed is then confirmed in writing.
